Appraisal orders are placed in a double-blind manner by production staff to appraisers on the panel Lenders setup. Production staff members do not know which appraiser receives the order. The lender's corporate office has access to all loan production and appraiser activity every step of the way to guarantee the delivery of independent appraisals, and all activity is logged to help protect from audits and related penalties and fines.

The GSEs Uniform Mortgage Data Program (UMDP) standardizes appraisal and loan data and aims to reduce risk and promote transparency throughout the entire mortgage process. The UMDP has impacts on both lenders and appraisers. The two major components of the UMDP initiative are:
Uniform Appraisal Dataset (UAD) – Standardizing appraisal forms into the Uniform Appraisal Dataset (UAD) format (effective date Sept 1, 2011), and Uniform Collateral Data Portal (UCDP) – Sending the standardized appraisal forms to the Uniform Collateral Data Portal (UCDP). Effective Date: December 1st, 2011.
